School district transfers, the best family neighborhoods, and how to help kids adjust to their new Central Florida home.

Pick the school district first, the house second

In Orlando, school district determines everything — home price, your weekly routine, your kid’s friends. The four big districts families relocate into:

  • Seminole County Public Schools — consistently top-rated statewide. Oviedo, Lake Mary, Winter Springs, Sanford.
  • Orange County Public Schools — larger district with huge variance. Dr. Phillips, Windermere, Winter Park, Lake Nona all excellent.
  • Osceola County — fast-growing, newer schools. Celebration K–8, Harmony Community School, parts of St. Cloud.
  • Lake County — smaller, rural feel. Mount Dora, Eustis, Montverde Academy (private).

Transfer your kid’s school records

  1. Request official records from current school 60 days out (transcripts, immunizations, IEP/504 plans if applicable).
  2. Contact your new school directly — principal’s office, not just the district website.
  3. Florida requires up-to-date immunizations (blue form 680) and physical exam (yellow form 3040) — bookmark the FL DOH websites.
  4. Submit enrollment forms to new school 30+ days ahead.
  5. Request a school tour before the first day if possible — reduces first-day anxiety.

Best Orlando neighborhoods for families

  • Oviedo — top-rated Seminole schools, family-oriented communities, walking trails.
  • Lake Mary — executive homes, Timacuan/Heathrow neighborhoods, short commute to downtown.
  • Winter Springs — Tuscawilla golf community, high-rated schools, lots of kids.
  • Windermere — luxury schools, safe gated communities, lakefront homes.
  • Winter Garden — Horizon West is booming, brand-new schools, walkable downtown.
  • Lake Nona — master-planned, new schools, Medical City jobs nearby.

Helping kids adjust

  • Involve them. Let them pick their room, their paint color, their room layout.
  • Find their "thing" fast. Sign up for sports/arts/clubs week 1 — friendships form in activities, not classrooms.
  • Keep one ritual from the old city. Friday pizza, Sunday pancakes — whatever was a tradition. Continuity matters.
  • Talk to teachers. Let them know the kid is new. Good teachers will check in.
  • Give it a semester. Real adjustment takes 3–4 months. Don’t panic in month 1.

  • Lake Eola Park (swan boats, downtown playground, farmers market Sunday)

  • Daytona Beach & Cocoa Beach (under 90 min either direction)
